Title deed is considered as private information, only owner is able to access to its information and do transaction
  Land Office. However, you can visit website: dolwms.dol.go.thand search from well- known places and double-click
  at land parcel for its basic information.

   You are able to add your wife's name into strata title. There will be no extra administrative charges. If you
   buy a condominium unit with your wife as the joint party, she needs to appear at the land office throughout
   the process.

   Owner of such condominium unit has to make a report at the police station where such condominium is located.
   Then, bring the police report to the land office where such condominium is located with the presence of
   2 reliable witnesses to request for substitution certificate of strata title. The owner and witnesses have to present
   their identification card or passport and house   certificate to competent official as well.

   Limited company which registered in Thailand wish possess land and building shall has share held by alien
   not more than forty-nine percent of the registered capital or has alien shareholder not more than half
   of the total number of shareholders, as the case may be and under section 97 of the Land Code.

   A person who has ownership in land wish to transfer land ownership but reside abroad and unable to do
   by his/herself, is able to assign authority to other person. Power of attorney that conducts abroad shall be
   certified by embassy, consular, notary public or a person who has authority by the local law.   

   If an alien who has ownership in condominium unit changed name or surname and wish to lodge
   an application to change name or surname in strata title, shall lodge evidences as follows;

            1. Strata title.                 

            2. Passport shows nationality.                 

            3. Evidences of changing name or surname.                 

   Remarks: If documents were in foreign language, such document shall be translated into Thai and
   certified the correctness according to Ministerial Regulation (B.E. 2540) issued under the content
   in Administrative Procedure Act B.E. 2539

   If a Thai person who married with alien and wish to purchase land, the alien spouse has to give
   statement to competent official at land office that the money of purchasing land is personal asset
   of Thai person. Unless Thai person is able to show that the money of purchasing land is personal asset
   under section 1471 and section 1472 of Civil and Commercial Code, alien spouse does not have to give statement.

   Fee, income tax, stamp duty of purchasing condominium from foreigner or Thai person shall be calculated
   under the same rules.

   Alien is able to conduct juristic act in giving condominium unit to his/her alien child, however, there are rules
   that their alien child has to be alien under section 19 (1) or 19 (2) of Condominium Act that is, be alien
   who permitted to reside in the Kingdom under the Law on Immigration or be alien who permitted to
   enter the Kingdom under the Law on Investment Promotion.

   A foreigner who permitted to have Thai nationality shall have right to posses land as if he/she is Thai.
   Document needed when conducting juristic act are certificate of changing nationality, identification card,
   house registration, marriage certificate, letter of consent from spouse, or divorce certificate.

   The law permit foreigner to purchase structure or building with the following evidences; passport shows
   nationality of alien and permanent resident or alien identification card issued by local police office
   where alien resides, letter of consent of spouse, marriage certificate, or divorce certificate (if any).   

   Alien who bring foreign currency into the country for purchasing condominium unit shall present
   evidence of bringing foreign currency into the Kingdom for an amount not less than the sell price
   of condominium unit to competent officer for registration of right and juristic act in purchasing
   such condominium unit.

   Making will of alien can be made under the rule prescribed in Civil and Commercial Code Chapter 6, Heritage.                

   Thai juristic person that has foreigner hold share not more than 49% of registered capital and foreigner
   shareholders are not more than half of shareholder is able to buy land.

   If a Thai person who has foreigner spouse receives land with building before married and it is personal
   asset of Thai person under Section 1471 of Civil and Commercial Code, selling such land shall not need
   consent from spouse.

   Alien husband who build a house on land which is personal asset of his Thai wife, if a Thai wish for an alien
   to have ownership in the house, please contact an agency responsible for giving permission to build a house
   such as district office or municipality. Alien is able to hire land with period of time not more than 30 years
   according to Section 540 of Civil and Commercial Code. However, it should not be with the intention to deceive    
   to avoid the law.  If it appears that purpose of hiring is to avoid the law, both applicants shall be prosecuted. 

   Alien juristic person is unable to possess land in Thailand according to the Land Code. However,
   alien is able to possess land under other law such as Investment Promotion Act B.E. 2520.

   Period of hiring of immovable property is specified as not more than 30 years according to
   Section 540 of Civil and Commercial Code. 

   Right of building or structure in hired land should be in accordance with the hire contract.              

   A person who receive investment promotion which permit to possess land under section 27
  of Investment Promotion Act B.E. 2520 wish to mortgage such land, board of investment promotion
  shall specifically inform mortgage permission to person who receive investment promotion
  without inform Department of Lands.

   Alien is able to accept mortgage. However, source of money for accepting mortgage shall not come
  from deposit money from public which it will be within the scope of conducting Credit Foncier
  under Financial Institutions Businesses Act, B.E. 2551.

   Thai nationality Person who has alien spouse, receive land as personal asset. It is not the case of purchase
   land for personal asset. A Thai and alien spouse do not have to do the written record to certify that
   the money for purchasing land is personal asset of Thai person only, not marriage asset.

   Company limited that has alien as committee who is authorized to sign, when such company limited
   wish to sell land, such company limited, by committee (alien), is able to assign authority to other for
   conducting on behalf of company
